About JL Tower

JL Tower (2008) is a premiere, multi-tenant, Class-A office building located in the Centerpoint Business Park in midtown Anchorage.

JL Tower provides its tenants with convenient amenities serving 14 stories of office space punctuated by breath-taking mountain and inlet views. Just a few of our amenities include a fitness center (containing cardio equipment, strength training equipment as well as a yoga studio), an audio / viusual equipped conference center, and Kaladi Café.

Its location provides for quick accessibility in and around the city and is just blocks away from a variety of shops, businesses and restaurants as well as recreational activities. The JL Tower offers an indulgence in quality and detail from imported limestone panels on the exterior to generous windows, stone flooring and rich wood accents on the interior. The top of the JL Tower includes a sculptural “cap” which stands roughly 4-5 stories in height. The cap displays various light shows, and is an illuminated Anchorage landmark when dark.

LEED Certified Building

The entire building embraces sustainable design technologies that are energy-efficient, environmentally responsible, and work together to create a high performance work environment. JL Tower is the first private building constructed in Anchorage certified by the Leadership in Energy and Environmental Design (LEED) Green Building Rating System. In order to achieve the green project goals for JL Tower, JL Properties, Inc. met with RIM Architects, RIM Design, Davis Constructors & Engineers and a sustainable design consultant in April of 2006 to review potential strategies. The group agreed upon the “LEED for Core & Shell Development” (LEED-CS), version 2.0, as the framework for pursuing green building features in the building.

The following LEED compliant features were incorporated into the JL Tower during its construction:

Sustainable Sites

  • An erosion and sedimentation control plan protected nearby storm sewer systems and streams during project construction.
  • The building’s environmental impact was reduced by placing it on a previously developed site and locating it near established residential housing.
  • The building was designed to encourage a minimum dependency on automobiles due to its proximity to public-transit, restaurants, stores, banks, parks, and other public buildings including a library and post office. Racks for bike commuters were also provided.
  • Water Efficiency
  • No permanent irrigation system was needed on the grounds due to the selection of plants indigenous to our local climate.
  • Low-flow plumbing fixtures were incorporated to reduce fresh water consumption and to reduce waste water discharge to public utilities. As a consequence the building uses 39% less water than a conventionally designed structure.

Energy and Atmosphere

  • Processes to optimize equipment performance were planned.
  • The materials used to construct the exterior wall were selected to maximize the energy efficiency of the buildings heating system, reducing the consumption of excess energy.
  • Harmful effects on the ozone will be reduced through exclusion of CFC-based refrigerants and minimal use of other harmful refrigerants.
  • Indoor Environmental Quality
  • The mechanical and ventilation systems were chosen to meet state-of-the-art standards for comfort and well-being.
  • An outdoor smoking shelter was provided away from the building entry to diminish the amount of secondhand smoke entering the building. Smoking is not permitted within the building.
  • The air distribution system has been protected from construction dust and debris in order to prevent the recirculation of harmful airborne materials.
  • Construction products meet low-VOC standards for adhesives, sealants, paints, carpet and composite wood products.
  • Indoor air quality was further protected by separating janitorial rooms from occupied tenant spaces.
  • The window layout was designed to accommodate a connection between indoor spaces and the outdoors through the frequent introduction of daylight and views.
  • A Beneficial Work Place
    • The lighting in the main lobby will automatically switch off when natural daylight is sufficient for general illumination.
    • The fitness center changing rooms have water-conserving restroom fixtures. The fitness center yoga room has wood flooring.
    • The conference center and building manager’s office layout provides access to daylight, and materials include recycled content.
